Build a Custom Home in Braes Heights

Like many other neighborhoods in Houston, Braes Heights offers a quiet, spacious place to live that feels like a small town, even though it’s minutes from a bustling downtown area. The neighborhood is an older one, having been developed in the 1940s. Due to the timing of its development, the neighborhood has several single-family, ranch-style homes. However, more and more custom homes are dotting the streets of this close-knit community.

Why Build a Custom Home In Braes Heights?

A custom home allows you to personalize your living space with more than just interior design. You’ll meet both your wants and needs in a home when you are part of the process from the very start. A home that enhances your quality of life is one part, the location of the home is also important. If you’re looking for a place to buy land and build on your lot in Houston, there are several reasons to consider Braes Heights.

Homeowners Association (HOA) Benefits

Braes Heights is part of the Braeswood Place Homeowners Association (BPHA), which helps protect property values and promotes the wellbeing of the neighborhoods and their residents. Some of the services offered by the HOA include landscaping and mosquito fogging, publishing a monthly newsletter, and addressing homeowner concerns. The association also provides constable deputies, who patrol the neighborhoods to ensure safety. There are also block captains, who welcome new neighbors and work as the link between residents and the association.

Easy Access to Shopping and Dining

Residents of Braes Heights have access to several grocery stores and the Braes Heights shopping center, which features several retail shops, dining spots, and the popular Braes Heights Barber Shop, an old-timey barbershop that’s been around since 1949. Aside from shopping within the city limits, Braes Heights is 2 miles from Rice Village shopping district, a 16-block area near West University Place, that has 300 different shops. The city is also less than 5 miles from The Galleria Mall, the largest mall in Texas, with 375 stores and two hotels.

Convenient Location

Braes Heights is only a few minutes from the Texas Medical Center (TMC), a 675-acre medical campus with 13 teaching hospitals, two medical schools, and one of the largest children’s hospitals in the world. In 20 minutes, you can also get to East Downtown. Known as the “Art and Soul of the City,” this trendy neighborhood is filled with restaurants, breweries, and an active art and music scene.

Plenty of Parks

There is plenty of green space to enjoy various activities. Braes Heights includes four parks with such features as shaded playground equipment, tennis courts, walking paths, fountains and streams. The area’s YMCA also offers a place for recreation with a gymnasium, fitness center, youth activity center, outdoor pool, and splash pad. Adults and children can also enjoy a variety of teen and after-school programs, as well as youth sports.

Support For Families

Families living in Breas Heights have several support systems within the community. The Braeswood Place Mothers of Young Children Group (BPMC) provides ways for moms and their kids to make friends with playgroups, community service projects, mom’s nights out, and a babysitting co-op. The group also offers mommy meals for members who just had a baby.

What About Braes Heights Flooding?

Houstonians are no stranger to flooding. Hurricane Harvey devastated the area, and since then elevated homes have become more common in this area. There’s also a joint effort between Harris County and the U.S. Army Corps of Engineers to reduce flooding risks in the area. Known as Project Brays, the $480 million project focuses on widening the Brays Bayou to hold more stormwater and reduce home flooding.

The beauty of a custom home is that you can build it with additional precautions in place. Talk to your home builder about your concerns and what they recommend.

The first step is meeting with owner Ed Sabo to discuss your timeline, budget, and goals and determine if we’re the best fit for your project. You’ll also learn about Sabo Custom Builders, our philosophy, and why we may be the right builder for you.

Next, the planning of your build begins. We’ll use historical data, input from an architectural and/or interior designer, and your input to plan the design and scope and make budget decisions. In the final phase, your dream home becomes a reality. The building of your new house starts.
